This home in Wellesley was purchased by an investor. Being only 1,056 square feet situated in a beautiful neighborhood, the investor decided to build a new home to maximize return.

Small, New England home with white siding and a roof that needs replacing

The old home prior to demolition

After demolition, the project was put out to bid and MassTech was chosen to complete all of the framing and roofing for the new home. In under 8 weeks, MassTech completed the framing for this 3,800 square foot, 5 bedroom and 4 bath home complete with a 2-car garage.

Teardown-and-rebuild projects like this one have become the defining pattern of Wellesley’s housing market: small mid-century homes on valuable lots giving way to full-size new construction. They’re also demanding builds — the framing package for a home this size has to be dimensionally exact, because every trade that follows (plumbing, electrical, insulation, finish carpentry) builds on top of it. That’s why investors bid this work out carefully.

Framing through weather-tight is a specialty of ours: one crew, one schedule, and no coordination gap between the structure going up and the roof going on — which is exactly the window where new builds take on water damage.
